Summer is known as the thick of the selling season. Typically more homes are sold in June than any other month. Here are some handy tips to help you take advantage of the selling season. Take the insides outdoors. Make the most of your outdoor space, whether it’s a small balcony or a vast backyard. Utilize cozy seating or a dining area complete with table setting to showcase your outdoor living space. Spruce up the barbeque area by adding grilling tools and bbq mitts. If you have a pool add some towels and bathrobes. Ideally, you want to stage the area to make people easily able to visualize themselves living in and enjoying the space. Keep it Green. Summer is rough on your lawn and flower beds. Make sure to regularly water your plants and grass. A dried out lawn is not attractive. A time to make resolutions, a time for a fresh start, a time to reflect and move forward.  New Year's Celebrations...When Did It Begin?      The tradition of celebrating the start of each new year has been occurring for at least the past four millenniums. Our celebrations start on December 31 and carry into January 1, but that has not always been the norm. The earliest New Year's Celebrations have been recorded to about 4,000 years ago in ancient Babylon. The Babylonians celebrated the new year on the day of the first full moon following the vernal equinox. This day (occurring in late March) is significant, because the amount of sunlight and darkness were equal. The occasion was marked with a large religious festival called Akitu. The Derosia Team has taking one of the suggestions of our readers and reformatted one of our previous blogs.  Previously we posted a couple of visual aids of the residential volume sold for each individual city/town.  One of our readers suggested that we split the graphs into one graph for Gatlinburg, Pigeon Forge, and Sevierville; then the other of the surrounding areas.  The data is all the same but now it is split into two different visual aids. The Derosia Team appreciates all suggestions and works hard make these suggestions into different blogs. The first two graphs cover total volume sold for Gatlinburg, Pigeon Forge, and Sevierville. The final two graphs are for the surrounding areas of Gatlinburg, Pigeon Forge, and Sevierville.

Today we want to share some more visual aid statistics with you.  We are continuing with year to year comparisons covering 2006-2011.  These graphs are to show the change in average sale price from year to year. First we compared the average sale price for each year based on the number of bedrooms in a residential home. Average Sale Price Based on # of Bedrooms (2006-2011) Average Sale Price Based on # of Bedrooms (2006-2011) The follow is the comparison of the total average sale for 2006-2011. The total average sale price has declined since 2006 as we saw with total volume of sales it has been consistent in the last 3 years.

As Real Estate Agents The Derosia Team likes statistics.  In particular, we like to compare the market from year to year.  We would like to share some comparisons for 2006-2011 to show you how the market has changed. We focused on each individual area of Sevier County and the Volume Sold per area.  Here are a couple visual aids to show the change in the Smoky Mountains. Volume of Sales for 2006-2011 We also compared the total volume sold for Sevier County as a whole through 2006-2011.   So as the economy suggest the market has dropped since 2006 & 2007.  However on a positive note the market for 2008-2011 has been somewhat consistent in the Smoky Mountains with a slow rise in volume.

Well, it has been a while since we have blogged. We are not a great bloggers and we break all the rules about consistency and content. Our goal is too get better at both of these issues. To start this first blog back we will make it personal. We have been blessed 6 weeks ago to welcome a new grandchild into the family. Makenzie Belle is Phillip and Kim's first child and she is such a doll. She is not spoiled at all! Ha! Ha! She joins our 2 other grandchildren Kayla 9 and Hannah 5. Aren't grandchildren great? You can love them, play with them, feed them junk, spoil them and then at the end of the day when they are tired, they go back to their parents! The old adage "If I had known how fun grandkids would have been I would have had them first."
